6 STEPS TO THE REMODEL OF YOUR DREAMS
STEP 1: DREAM
Every project starts with a dream. As a homeowner, you want a home that fits your needs. We’ll work with you to explore the possibilities and turn your dream into a clear vision for your project.
1. Initial Call
The remodel process starts with a call with a design consultant at Pegasus Construction. During this meeting, we’ll discuss what changes you’d like to make to your home and how we can help. We’ll talk about your reasons for remodeling, your budget expectations, and provide an overview of the process.
2. Onsite Meeting
Your design consultant will visit your home to discuss your project expectations in greater detail. This meeting allows you to show what is and isn’t working with your current home design. Your consultant will use this information to begin the design process.
3. Proposal Meeting
With a clear vision for your remodel, your design team will start crafting a detailed plan for the project. Before proceeding, you’ll meet with your designer to review the project plan, finalize the design proposal, and pay a small retainer to officially begin the design process.
STEP 2: DEFINE
Once your vision and goals are aligned, we move into the next phase: defining your remodel. During this step, you’ll work closely with your design team to start shaping the overall concept of the project.
1. Asbuilt Survey
To kick off the design process, your design team will conduct an as-built survey to measure and assess your home. The data collected during this survey will serve as the foundation for planning how to transform your home into your dream space. You’ll need to provide access to your home and share any relevant details about the space to assist the design team.
3. Aesthetics and Concept Planning
Using the information from your feasibility study, your design team will create several potential concepts for your project. You’ll then meet with the team to review these designs, discuss your preferences, and provide feedback. Your input will guide the team in refining the ideas into a final concept tailored to your vision.
2. Feasibility
A feasibility study evaluates the practicality and potential of your proposed remodel. It examines your home’s current condition, outlines required improvements, estimates costs, and reviews regulations and possible challenges. The purpose is to determine whether the remodel aligns with your goals and is a worthwhile investment.
STEP 3: DESIGN
With the scope of your project clearly defined, it’s time to dive into the details. During the design phase, you’ll build on the initial outline by incorporating specific features and making detailed selections.
1. Product & Material Selections
You’ll work with your design team to choose the specific finishes and materials for your remodel, including paint colors, countertops, cabinetry, flooring, and other essential products. Most selections can be made online while some may be finalized during in-person meetings.
2. Finalize Design Plans
As your remodel designs near completion, the total project cost will become more defined. During this phase, our team at Pegasus Construction will work closely with you to ensure you stay in control of your budget. We’ll assist you in making any final adjustments to the designs to align with your financial goals.
3. Sign Construction Contract
Once your remodel designs are finalized, you’ll meet with your design team to review and sign the construction contract. Pegasus Construction uses a fixed-price contract, ensuring the price and scope of work are agreed upon before construction begins. This approach protects you from unexpected costs during the project.
STEP 4: PREPARE
In the weeks leading up to your remodel, there will be a lot of waiting. This is the perfect time to start planning how you’ll manage daily life during the remodeling process.
1. Submit Permits
While your build team will handle the permitting process, they will keep you informed about the status of your project permits. For projects involving significant structural, electrical, plumbing, or zoning changes, obtaining permits is a necessary step. Depending on the complexity of the project and the local jurisdiction, the approval process can take anywhere from a few weeks to several months.
3. Preconstruction Meeting
A week before construction begins, you’ll attend a preconstruction meeting with your remodel team. This meeting ensures that you and the build team are aligned as the project moves forward. During the meeting, you’ll review the design documents, discuss home access, and set expectations for the team.
2. Get Your Home Ready
As you wait for your permits to get approved, it’s important that you take some time to prepare yourself and your home for the construction time ahead. Remodeling can be an invasive process. You should know what to expect from the construction process and how you can plan ahead to make the experience easier on you and your family.
STEP 5: BUILD
During construction, your involvement will be minimal. Aside from checking in on progress and attending occasional meetings, you can relax and watch as your project comes to life.
1. Site Protection
Before construction begins, your build team will implement a site protection plan to safeguard your home during the project. This typically involves isolating the work area from the rest of the house with barriers and creating protected pathways between the work zone and access points. If the project includes significant exterior work, additional measures may be taken to protect your landscaping.
2. Demolition
While you won’t be directly involved in the demolition process, you’ll likely notice its impact. Demolition involves removing old features and finishes to prepare the space for the new design. It can be noisy and dusty, and if you’re staying in the home during this phase, you should anticipate some interruptions to your daily routine.
3. Rough-In Walkthrough
After demolition, your build team will start the foundational work for your remodel. This phase, known as the “rough-in,” includes tasks such as foundation preparation, framing, and installing electrical, plumbing, and HVAC systems. Once the rough-in phase is complete, you’ll conduct a walk-through with your build team and an inspector to ensure everything is on track.
4. 95% Walkthrough
After the rough-in phase, there won’t be much for you to do for several weeks as your build team focuses on installing finishes, which typically constitutes the majority of the remodel timeline. The precision and craftsmanship involved in finish carpentry make it a meticulous and time-intensive process. When your remodel is about 95% complete, your remodeling superintendent will guide you through a walkthrough to create a punch list of any final tasks you’d like addressed before the project is fully completed.
5. Final Walkthrough
Once the remodel is completed according to the design plans and the punch list from the 95% walkthrough has been addressed, you’ll have a final walkthrough with your build team. This final meeting is an opportunity to officially wrap up the construction process and receive a guided tour of your newly remodeled space.
STEP 6: ENJOY
Your remodel is complete! It’s been a journey, but the results are worth it. Now, enjoy your new space and the transformation it brings to your life.
1. Photo Shoot & Open House
To celebrate the completion of your remodel, Pegasus Construction will arrange for a professional photographer to capture stunning photos of your newly renovated space. You’ll also receive before-and-after photos to see just how far your home has come! If you’re feeling festive, consider hosting an open house to share your beautiful new space with friends and family. Let the Pegasus Construction team know, and we may even assist you in planning an open house celebration!
2. Enjoy Your New Remodel
Now that your project is complete, it’s time to enjoy your newly remodeled home. After a journey filled with meetings, decisions, and the hustle of construction, you’re left with a space designed and built just for you—perfectly aligned with your style and expectations. The hard work is done, and now all that’s left is to enjoy your beautiful new space.
3. Warranty Check-In
At Pegasus Construction, we provide a 1-year limited warranty on all our remodel projects. We’ll check in with you one year after your remodel’s completion to see how everything is going. By that time, any issues that may arise as the remodel settles will likely have become apparent, and we’ll address any necessary repairs.
