Frequently Asked Questions

Does a contractor need a license to work in Chicago, and how do I verify it?

Illinois has no state general contractor license — Chicago issues its own through the Department of Buildings. The license class must match the project dollar value: Class D covers projects up to $2M and requires $1M per occurrence liability; Class A is unlimited-value and requires $5M coverage. Verify any contractor’s active Chicago license at the City of Chicago DOB online database before signing anything. Contractors licensed in suburban municipalities are not automatically licensed for Chicago work, and vice versa. An unlicensed contractor cannot legally pull permits — and unpermitted work creates problems at resale and with your insurance carrier.

How much deposit is normal, and what payment schedule should I expect?

A reasonable deposit is 10–30% of total project cost. Any request for 50% or more upfront is a red flag. Payments should be milestone-based — a typical schedule: 20–25% at signing, 25–35% at project start or demolition, 25–35% at rough-in or midpoint, and 10% held until final walkthrough, punch list completion, and permit closeout. The Illinois Home Repair and Remodeling Act requires written contracts for any work over $1,000. Never release the final 10% until permits are closed and you have lien waivers from all subcontractors.

What happens if a subcontractor isn’t paid — can they lien my house?

Yes — and this is the most financially dangerous issue most homeowners don’t know about. Under the Illinois Mechanics Lien Act, every subcontractor and supplier can file a lien against your property within 4 months of completing their work, regardless of whether you paid your GC in full. You can pay your general contractor completely and still end up with a lien on your home. Protect yourself by collecting a Partial Conditional lien waiver from the GC (covering all subs and suppliers paid) at every progress payment, and Final Unconditional lien waivers from the GC and all major subs before releasing final payment.

Is my contractor’s price the final price, or should I expect change orders?

Change orders are a legitimate part of construction — unforeseen conditions genuinely happen, especially in Chicago’s pre-1950 housing stock (rotted framing, knob-and-tube wiring, asbestos behind plaster). But a well-scoped fixed-price contract minimizes them. A detailed written proposal should list all materials by brand and spec, labor breakdown, permit costs, and allowances. Vague proposals are seeds of future disputes. Budget a 10–15% contingency for pre-1950 homes; every change order gets documented in writing and priced before work proceeds — no handshake agreements.

Are you pulling the permits, or am I?

Your licensed contractor should pull all permits in their own name — not yours. If a contractor asks you to pull permits yourself, that is a significant red flag indicating they either lack the required Chicago license or are trying to shift legal liability to you. The person named on the permit is legally responsible for code compliance. Homeowners who pull permits on behalf of unlicensed contractors face fines and forced remediation if work fails inspection. We pull every permit the job requires and manage all city inspections — that’s part of what you’re paying for.

Who will actually be at my house every day?

Most general contractors coordinate subcontractors rather than performing physical labor themselves. What matters is dedicated on-site supervision. Ask for the name of the site superintendent and how often the GC principal visits. Ask whether the supervisor changes across different trade phases. A well-run project has one consistent point of contact on-site who knows the full scope, can answer questions, and has the authority to make decisions — not a rotating cast of subs who don’t know what happened last week. We assign a dedicated superintendent to every project from demo through punch list.

What do contractor red flags actually look like in Chicago?

Key warning signs: pressure to sign immediately or the price goes up; request for 50%+ upfront; no verifiable local business address (PO box only); cash or Zelle only with no paper trail; refusal to pull permits or asking you to pull them; no workers’ comp insurance (leaves you liable if a worker is injured in your home); no written contract; and estimates significantly below all other bids without explanation. After every major storm, out-of-state contractors flood Chicago neighborhoods — door-to-door solicitation combined with an offer to “cover your deductible” is insurance fraud in Illinois, a felony that exposes homeowners too. File complaints at illinoisattorneygeneral.gov or (800) 386-5438.

How do I get started, and what should I bring to the first meeting?

Contact us to schedule a walkthrough. Bring any photos of what you like and don’t like, a rough sense of your budget, and a list of must-haves versus nice-to-haves. We’ll walk the space, assess existing conditions, and give you an honest range for your scope — before any design fees are discussed. From there, if it’s a fit, we move into a detailed proposal with itemized scope, material specs, permit costs, and a milestone payment schedule. We don’t charge for the initial consultation.
